Every property on HomesBuyer goes through a verification process before it is shown to buyers and tenants. Here is exactly what we check — and what we do not.

HomesBuyer verifies listings through a 4-step process: availability confirmation by phone, owner/broker authorisation check, site visit where possible, and a 30-day re-confirmation cycle. Listings that cannot be verified are removed.
Our 4-Step Verification Process
Availability Confirmation
Before a listing goes live, we call the owner or broker to confirm the property is still available. Listings that are already rented or sold are removed or marked accordingly.
We re-confirm availability every 30 days for active listings.
Owner or Broker Authorisation
We verify that the person listing the property is either the owner or a MahaRERA-registered broker authorised to list it. We do not allow anonymous or unverified listings.
Brokers must provide their MahaRERA registration number at sign-up.
Site Visit (where possible)
For listings in our primary areas (Ulwe, Nerul, Seawoods, Kamothe), our team or a verified partner broker visits the property to confirm the photos, condition, and address match the listing.
Site visits are not always possible for every listing. Where a visit has not been done, the listing is marked "Broker Verified" rather than "Site Visited".
Listing Date and Updates
Every listing shows the date it was last confirmed. If a listing has not been updated in 30 days, we contact the owner or broker. Listings that cannot be confirmed are taken down.

What We Do Not Verify

- ✗ We do not verify the legal title or ownership documents of the property.
- ✗ We do not guarantee that the price or rent shown is the final negotiated price.
- ✗ We do not verify society rules, pet policies, or bachelor restrictions — always confirm with the owner.
Always visit the property in person and verify all documents before signing any agreement.
Frequently Asked Questions
Does HomesBuyer guarantee every listing is accurate?
We take reasonable steps to verify listings, but we cannot guarantee 100% accuracy. Property details (rent, availability, photos) can change after verification. Always confirm details directly with the owner or broker before visiting.
What does "Broker Verified" mean?
"Broker Verified" means a MahaRERA-registered broker has listed the property and confirmed availability. It does not mean HomesBuyer has physically visited the property.
What should I do if I find a fake or inaccurate listing?
Please report it using the "Report Listing" button on the property page, or WhatsApp us at +91 91369 55395. We investigate and remove fake listings within 24 hours.
Do you verify the owner's identity?
We verify that the person listing the property is either the owner or an authorised broker. We do not collect or verify government ID documents at this stage.
