HomesBuyer is an online real estate aggregator and technology platform. We are NOT a real estate agent, broker, or developer as defined under the Real Estate (Regulation and Development) Act, 2016 (RERA).
We do not represent any property seller, buyer, or developer. We do not facilitate or participate in any property transaction. All transactions are directly between the buyer/renter and the seller/owner/broker.
Properties listed on this Platform may or may not be RERA registered. Buyers are strongly advised to independently verify the RERA registration status of any project before making any payment or signing any agreement.
RERA registration can be verified at: Maharashtra RERA (maharera.mahaonline.gov.in). HomesBuyer is not responsible for any loss arising from failure to verify RERA status.
Property Verification Disclaimer
HomesBuyer does not independently verify the ownership, legal status, encumbrances, or physical condition of any property listed on the Platform.
Property details including price, area, BHK configuration, amenities, and possession date are provided by the listing broker or owner. We do not guarantee their accuracy.
Before making any property purchase or rental decision, buyers are advised to: (a) physically inspect the property; (b) verify ownership documents with a qualified lawyer; (c) check for any pending dues, encumbrances, or legal disputes; (d) verify RERA registration for under-construction projects.
HomesBuyer shall not be liable for any loss, damage, or dispute arising from reliance on listing information without independent verification.

Broker Verification Policy
HomesBuyer verifies brokers through mobile OTP verification and admin review. However, we do not independently verify RERA agent registration for all brokers.
Brokers marked as "Verified" on the Platform have completed our internal verification process. This does not constitute endorsement of their professional qualifications or RERA registration.
Users are advised to ask brokers for their RERA agent registration number and verify it at maharera.mahaonline.gov.in before engaging their services.
HomesBuyer is not responsible for the conduct, representations, or actions of any broker listed on the Platform.

Jurisdiction & Governing Law
This Legal Disclaimer and all matters relating to the Platform are governed by the laws of India, specifically the laws of the State of Maharashtra.
Any disputes shall be subject to the exclusive jurisdiction of the courts in Navi Mumbai, Maharashtra.
If any provision of this Disclaimer is found to be unenforceable, the remaining provisions shall continue in full force and effect.
