HomesBuyer ("we", "us", "our") is committed to protecting your privacy. This Privacy Policy explains how we collect, use, disclose, and safeguard your personal information when you use our real estate marketplace at homesbuyer.in and homesreality.in.

This Policy applies to all users — buyers, renters, property owners, brokers, service professionals, and visitors. By using the Platform, you consent to the practices described in this Policy.

This Policy is compliant with India's Digital Personal Data Protection (DPDP) Act, 2023 and the Information Technology Act, 2000.

Account Information: Name, mobile number, email address, city, and role (buyer/broker/owner). Mobile numbers are used for OTP-based login and identity verification.

Property Listing Data: Property address, price, photos, description, BHK type, furnishing status, and contact preferences when you post a property.

Lead & Enquiry Data: Name, mobile number, locality preference, budget range, BHK requirement, and intent (buy/rent) when you submit a lead form.

OTP & Verification Data: Mobile OTP logs for authentication. OTPs are stored temporarily (5 minutes) and deleted after use.

Usage Data: Pages visited, search queries, properties viewed, time spent, device type, browser, IP address, and referring URLs.

Conversion Events: Property views, WhatsApp clicks, call clicks, and enquiry submissions — used for platform analytics only. Bot traffic is excluded.

Cookies & Local Storage: Session identifiers, visitor IDs (anonymous), and user preferences stored in browser storage.

To provide and improve our services: matching buyers with relevant properties, routing leads to brokers, and personalising search results.

Lead Routing: Your enquiry data (name, mobile, property interest) is shared with the assigned broker or property owner to facilitate contact. Contact is revealed only after you submit a lead form.

OTP Authentication: Your mobile number is used to send OTPs for login and verification. We do not share your mobile with third parties for marketing.

Platform Analytics: Aggregated, anonymised usage data helps us improve search, listings quality, and user experience.

Broker Notifications: When you submit a lead, the assigned broker receives a WhatsApp notification with your name and contact (if you consented).

Communications: We may send you property alerts, platform updates, or important notices via SMS or WhatsApp. You can opt out at any time.

Legal Compliance: We may use your data to comply with applicable laws, court orders, or government requests.

Under India's Digital Personal Data Protection Act, 2023, you have the following rights as a Data Principal:

Right to Access: You can request a summary of personal data we hold about you and how it has been processed.

Right to Correction: You can request correction of inaccurate or incomplete personal data.

Right to Erasure: You can request deletion of your personal data, subject to legal retention requirements.

Right to Grievance Redressal: You can raise a complaint with our Grievance Officer (contact below). We will respond within 30 days.

Right to Nominate: You can nominate another individual to exercise your rights in case of death or incapacity.

We do not sell your personal data to third parties.

Brokers & Owners: Your lead data (name, mobile, property interest) is shared with the broker or owner assigned to your enquiry. This is the core service you consent to when submitting a lead.

Service Providers: We use trusted third-party services for SMS delivery (FAST2SMS), WhatsApp notifications (CallMeBot), and analytics. These providers process data only as instructed by us.

Google Services: We use Google Search Console for SEO monitoring. Google Analytics may be integrated in future with your consent.

Legal Authorities: We may disclose data to law enforcement or government authorities when required by law or to protect the rights and safety of users.

Business Transfers: In case of merger, acquisition, or sale of assets, your data may be transferred to the successor entity with prior notice.

Account Data: Retained as long as your account is active. Deleted within 30 days of account deletion request.

Lead Data: Retained for 2 years for dispute resolution and analytics. Anonymised after 2 years.

OTP Logs: Deleted within 24 hours.

Conversion Events: Retained for 1 year in identifiable form, then anonymised.

Property Listings: Retained for 1 year after the listing is removed or expired.

We implement industry-standard security measures including HTTPS encryption, hashed passwords (bcryptjs), JWT-based authentication, and rate limiting on all API endpoints.

Mobile numbers are stored in hashed/masked form in analytics logs. Full mobile numbers are only accessible to authorised parties (assigned broker/owner) after lead submission.

Our database is stored on secure private storage with access controls. We conduct regular security audits.

Despite our best efforts, no system is 100% secure. We encourage you to use strong passwords and not share your OTP with anyone.

We use browser localStorage and sessionStorage for: session management (login state), visitor ID (anonymous, for analytics), and user preferences (search filters, saved searches).

We do not use third-party advertising cookies. We do not track you across other websites.

You can clear browser storage at any time through your browser settings. This will log you out and reset your preferences.

HomesBuyer is not intended for users under 18 years of age. We do not knowingly collect personal data from minors.

If you believe a minor has provided us with personal data, please contact us immediately at support@homesbuyer.in and we will delete it promptly.

We may update this Privacy Policy from time to time. We will notify you of significant changes via a notice on the Platform or via SMS/email.

The "Last Updated" date at the top of this page indicates when the Policy was last revised. Continued use of the Platform after changes constitutes acceptance of the revised Policy.
